Procedures and Clarification 

Requirements for Reservation

We take reservations over the phone, online, or in person and require a deposit/payment. We have different reservation requirements for holiday weekends, Fantasy Fest, Christmas and New years.

Daily and monthly reservations
First night’s deposit is required for reservations up to 7 nights, 8-28 nights we require 20% of total amount, one month or more a $250 NON REFUNDABLE deposit is required per month reserved. The balance of your reservation will be charged to your credit card on the scheduled day of arrival.

Memorial Weekend, 4th of July, Labor Day Weekend
2 night minimum paid in full at time of reservation and is non-refundable

Fantasy Fest
4 night minimum 50% nonrefundable deposit at time of making reservation and 50% non-refundable balance to be paid in full one month prior arrival

Christmas/New Years break from December 20 – January 2
2 night minimum paid in full at time of reservation and is non-refundable

Our cancellation policy applies the same during hurricane season unless mandatory evacuation for tourists has been issued for Monroe
County or you live in an area that has been directly impacted by a named storm. Otherwise, we advise our customers to get travel insurance to protect them if they want to cancel their reservation due to other circumstances. 

Cancellation Policy for DAILY reservations:
 Our cancellation policy is one month prior to arrival. Every cancellation done before one month prior to arrival will have a $25.00 booking fee and it will be deducted from your deposit. Your deposit becomes non-refundable within the month prior to arrival. In the event you must cancel your reservation within the month we advise to call us to cancel, otherwise the remainder balance of your reservation will be automatically charged the date you are scheduled to arrive.

Cancellation Policy for MONTHLY reservations:
$250 per month NON REFUNDABLE deposit is required for monthly reservations upon making reservation. For reservations for more than one month an additional deposit will be required for every additional month or days.

Cancellation Policy for Memorial Day weekend, 4th of July, Labor Day weekend, Fantasy Fest, Christmas and New Years Break
Your deposit/ payment is NON-REFUNDABLE in the event of a cancellation you must contact our office a month prior to date of arrival to avoid the balance to be charged to your credit card.



Pet Policy

We love all furry friends! Unfortunately due to insurance reasons, Pit Bulls, Rottweilers, Doberman Pincers, Chows, Wolf Hybrids and German Shepherds are not permitted at our campground. If your pet is prone to being aggressive, we may ask you to leave the property in respect to other campers. All pets must be kept on a leash no longer than 6 feet and under the owner's supervision at all times, you are required to clean after your pet. If your dog barks constantly while you are out, our office will contact you and if barking continues you may be ask to leave in respect to other campers.
