Procedures and Clarification
Requirements for Reservation
At Leo’s, we specialize in RV camping only. All guests must arrive in self-contained RVs that are ready to connect to full hookups (30/50 amp electric, water, and sewer).
Please note: We do not have a bathhouse on the premises.

A deposit or full payment is required to secure all reservations. Holiday weekends, Fantasy Fest, Christmas, and New Year's may require an additional deposit and a minimum night stay.
🕒 Check-In & Check-Out

Check-In: After 2:00 PM
(We’ll do our best to accommodate early arrivals and will notify you by text if your site is ready.) -
Check-Out: By 11:00 AM
(Please check out on time so we can prepare the site for the next guest.)
💳 Reservation Types & Payment Policies
🔹 Daily Reservations

For stays up to 7 nights: A one-night deposit is required at booking.

For stays of 8 to 28 nights: A 20% deposit is required at booking.

The remaining balance will be charged to your payment method on your scheduled arrival date.
🔹 Monthly Reservations

A $250 non-refundable deposit is due at the time of booking.

For stays longer than one month, a $250 non-refundable deposit is required for each additional month.

For stays during December through March, the full monthly balance is due one month in advance (one month prior to arrival).
🔹December 1st - April 1st new guests' reservations

Leo's will start taking new guest reservations for the upcoming season (December 1 through April 1), after April 1st each year.

All guests who are currently staying with us are given priority to reserve the same dates for the following season. However, while returning guests receive priority, the same campsite cannot be guaranteed unless the reservation is for 14 days or more.

🌪️ Hurricane Season Policy (June 1 – November 30)
Our regular cancellation policy still applies during hurricane season unless:

A mandatory evacuation for tourists is issued in Monroe County, or
-
Your home area is directly impacted by a named storm
For all other situations, we highly recommend purchasing travel insurance to protect your plans from unexpected changes or weather-related issues.

🗓️ Cancellation Policy for Daily Reservations
We understand that plans can change! Here's how our cancellation policy works:
Standard Cancellations:
You may cancel up to one month before your arrival date. A $25 cancellation fee will be deducted from your deposit.
Cancellations made within one month of arrival are non-refundable.
No-Show Policy:
If you do not call to cancel and do not arrive, you will be charged the full balance of your reservation. To avoid this, please call our office anytime before your arrival date to cancel.
Early Departures:
We’re sorry, but no refunds or prorated credits are issued for early departures—no exceptions.
Cancellation & Modification Policy:
Date changes are not permitted for reservations scheduled between December 1 and March 31, holidays, or Fantasy Fest. Any request to change dates during these periods will be treated as a cancellation, and a new reservation must be made, subject to availability and current rates.

Monroe County issues a mandatory tourist evacuation, or you live in an area directly impacted by a named storm
For all other situations, we highly recommend travel insurance to protect your plans in case of unexpected changes.

We love welcoming well-behaved pets at our RV sites—they're part of the family!
🏡 Please note: Pets are not permitted in our vacation rental units.
To ensure a safe and enjoyable experience for all guests, we kindly ask that you follow our pet guidelines:
🐕 General Guidelines

All pets must be on a leash no longer than 6 feet and under owner supervision at all times.

Please clean up after your pet—let’s keep the campground clean and pleasant for everyone.

If your pet is aggressive or creates a disturbance, we may ask you to leave for the comfort and safety of other guests.
